I recently used Diana Aitchison as my realtor for an apartment purchase in Los Americas and I couldn’t be more pleased and appreciative with her involvement. I am from the United States and basically didn’t have a clue how to navigate a purchase in another country. Diana went completely above and beyond, not only in helping me find a unit I was happy with but also helping with all the other requirements of a foreigner. She took me to the police station to help me get my N.I.E. number, to the local government office to register as a resident and she even took me for groceries once I moved in!

Attention to details and negotiation

We have had the pleasure of working with Rohit over the last two years both selling and buying a house. Throughout the whole process he was a pleasure to work with – we found him honest, reliable, hardworking and practical.
What really stood out for us when we were selling was that he never brought ‘window shoppers’ – everyone he brought round was interested in buying and serious, there were no timewasters, and his language skills meant he could deal with numerous nationalities.

Asten Realty is an outstanding company, and I can only recommend it. From the very first moment I sent the inquiry on Idealista regarding a flat (from the UK), it was obvious that employees of the company are working tirelessly and with absolute professionalism to help their customers.
Once I sent out the email, it was almost immediately answered. This work ethic was consistently met. All the questions were answered quickly and perfectly. We had a very short period of time to find the right property and get things done, but everything was just perfectly organised. We saw almost all the properties we liked, some of them we visited twice within a few days. Opening a bank account, talking to finance and organising the notary on the same day seemed like magic to me. On top of all these, the team is just fabulous. They are helpful and kind. I would like to mention by name the lady who helped us the most: Durdica just did the impossible in a week: she helped us to find our flat, and we bought the flat! In summer 2022 we had a pleasure to cooperate with a real estate agent Valeria Bezyumkina (Asten Realty) on purchasing an apartment in Los Cristianos. We are very thankful for the highly professional support she provided. Valeria smoothly moved us through plenty of formalities of the official purchasing process, starting from getting the non-residential registration number in Spain, opening a bank account and finishing with the usual purchasing-related documents.

Valeria was very active in the process of finding the options of the potential real estate. Zuerst möchte ich die Ausgangssituation beschreiben. Wir suchten ein Objekt, daß unserem Budget entspricht, ein Haus, ein Garten und ruhige zentrale Lage in Süden der Insel Teneriffa. Zusätzlich stoßen 2 unterschiedliche Kulturen zusammen.

Frau Brito hat von Beginn an, spürbar, einen professionellen Job gezeigt. Sogar das Verständnis, Toleranz und Einfühlungsvermögen für die Deutsche und Kanarische Kultur.

Ihre Empfehlung für das Objekt war genau richtig. Alle anderen Angebote waren natürlich interessant, jedoch die Empfehlung war am Ende genau das was wir uns gewünscht hatten. Wie man sagt: den richtigen Riecher gehabt.

Viele Käufer fragen sich, was ist nach dem Kauf? Wo finde ich was? Wer hilft mir? Asten Realty beantwortet alle Ihre Fragen. Um einige Beispiele zu nennen:
- Brauche ich eine Alarmanlage? Wer ist der beste?
- Muß ich nach dem Kauf die Zylinder wechseln? Wenn ja, wer macht das?

Dieser Service ist bei weitem nicht Standard. Sondern erfordert viel persönlichen Einsatz und Liebe zum Beruf mit Kundenkontakt.

Pani Kinga , którą poprosiłem przez internet o znalezienie apartamentu na południu Teneryfy była niezwykle miła, cierpliwa i spokojnie wypytała mnie o wszystkie szczegóły, dotyczące moich oczekiwań, co do miejsca, ceny i wszystkich warunków zakupu nieruchomości na Teneryfie. Wyszukała mi kilka apartamentów, które mogły mnie zainteresować. Profesjonalnie sprawdziła wszystkie warunki zakupu.

We bought an apartment in Costa Adeje, Tenerife, and we believe it was the best one available, thanks to Asten Realty.

First of all we thank Ms. Silvia Panceri to be one of the agents of Asten Realty. She assisted us so much and has been very helpful and honest and always on time. Looked a lot around to find the right apartment for us. She is a real (our) ambassador.

All the employees we met and assisted us were very helpful, and all the process was in order and no mistakes were done. They assisted us to apply for a NIE ID number, at the bank, at the notary and of course when we visited the apartment and we met the seller. Everything was very professional.

It is so important to have the trust you showed us, and be so helpful. As a foreigner it is most important to have honest people around you when you invest in different environments you are used to. Asten Realty as a partner with all their employees and agents, is best option to work with.

We are still very happy with the apartment and we were lucky to have Lucinda and Asten during its purchase

First of all we didn’t know where to begin honestly. We wanted to purchase an apartment but it was not clear for us what we were looking for. We tried several agents/agencies but they were not putting a lot of energy in our demands because we were uncertain. Then we met Lucinda who understood immediately what was important for us. In not even 2 days she arranged a lot of visits for us in different areas so we’re able to choose the right one. Lucinda was very professional and very patient when we were still hesitating between 2 apartments so we could take the right decision.
I was not really comfortable with the Spanish law or Spanish. Thanks to the variety of nationalities at Asten we were assisted by different agents in our own language to finalise the contracts. Lucinda came with me at the bank to open an account, came with me to ask for my NIE number,.. Buying a property in a foreign country comes with a lot of stress but thanks to the follow up and commitment everything went smoothly! We are still very happy with the apartment and we were lucky to have Lucinda and Asten during its purchase.

Mi nombre es Javier González Cruz. Quisiera agradecer a todo el equipo de Asten, y en especial a nuestra Asesora, Sra. Panceri, todas las gestiones realizadas que culminaron en una venta que era muy difícil. Me refiero al Apartamento en Poblado Marinero 262.

La propiedad tenía para nosotros un gran valor sentimental. En ella vivimos nuestros mejores momentos. Todos los fines de semana, la disfrutábamos junto a nuestra madre y la que era mi novia, que ahora es mi esposa desde hace más de 30 años.

Desgraciadamente, mi madre nos dejó pronto (con 50 años) y, desde ese momento, ya nos costaba más, pues nos dolía el corazón al pensar en ella.

Nuestra asesora nos dio el apoyo emocional que necesitábamos y espero que los compradores, unas personas excelentes, disfruten del uso, lo mismo que nosotros lo hemos hecho durante todo este tiempo.

Recalcar que la venta no era nada fácil. Silvia explicó a los compradores, con todo lujo de detalles, que estaban comprando el uso del apartamento, por el tiempo especificado por Ley, al tratarse de una Concesión administrativa.

You cannot find a better agency

Our family was looking for a panoramic ocean view apartment in South Tenerife.

We wanted something extraordinary. The south is our favorite but we also wanted privacy and of course the view of the beautiful coastline. Our main priority was also to stay as close as possible to the heart of the city and the beach of course.

We have found by internet search, Asten Reality. When I saw this agency deals mainly with Russian people I was already happy. Why? Because they are very precise and of high quality when it comes to style and in especially with real estates.

After a bit of time we already have some options. In the end we chose together a beautiful family home on the hills of Costa Adeje and the view was WOW… spectacular.

The search, the visiting of our future to be home was easy even with the pandemic restrictions, cautions. All clean, all fast straight on the target.

They have helped us with negotiating the final price and all necessaries for the closing of the deal. We flew in a couple of days before the signing of the contract in front of the notario which was a pleasant experience. Very professional, Asten Realty did foreseen all, prepared all the documents, and managed the whole process. We finally met the gentleman who was our new wonderful home’s previous owner and he was also very much satisfied.

In short, you cannot find a better agency with reputation and more importantly solid professionals with experience in both homes and luxury apartments.

I hope we can buy more real estate from them soon.

Very professional and helpful on each stem of the way

When you find yourself in a foreign country with such as very big and costly life decision like purchase of a property you definitely want to choose and agency/agent with very good reputation, and with an office space where you can go back and knock the door in case of any issues.

ASTEN REALTY ticked ✔️ all the boxes for me including the fact that they have a business account where they keep the your deposit safe! – 10% property value which you have to pay when you decide to buy a property in Spain. The 10% is a lot of money and many and other agencies didn’t have the option so you would have to transfer this big amount of money to the property owner few weeks or months before signing the Notary Title Deed. In current worldwide financial situation due to Covid-19 it felt very unsafe for me to transfer this amount of money to a stranger but Asten has a great solution for this uncertainty.

Raul and Victoria had been dealing with my case. Throughout all the process from arranging of my viewings of the properties to the very end of the transaction. Both of them the had been very professional and helpful on each stem of the way. Alway updating me as soon they had new information, giving me an advice on how to negotiate the price of dreams property I was trying to get.

Also Anton the company CEO had time for me on a number of occasions to give me a helpful advice and direction.

Raul even gave me a lift in his car few time outside his working hours – I found it as a magic touch of a great customer service. Massive THANK YOU! and WELL DONE! Applauses to all of them.

Zuerst möchten wir uns beim gesamten Team von Asten Realty und im Besonderen bei Yulia für die grossartige Arbeit bedanken.

Im September 2020 sind wir einmal mehr nach Teneriffa gereist und haben während des Fluges über unsere Aufenthalte auf dieser wunderbaren Insel gesprochen. Wir waren uns einig, dass wir fast jederzeit hierher reisen können, auch ohne eigenes Wohneigentum.

Kaum in Palm Mar angekommen waren diese Vorsätze schon wieder vergessen. Unser wiederholter Aufenthalt im Cape Salema, die herrliche Aussicht und und die verschiedenen Tafel „zu verkaufen“ haben uns dazu bewogen mit Asten Realty Kontakt aufzunehmen.

Unsere Vorgaben: eine Wohnung im erwähnten Komplex, 3. oder 4. Etage mit 180 Grad Panoramasicht auf Palm Mar und das Meer mit einer definierten Preisvorstellung.

Yulia hat sich darauf hin extrem engagiert, unzählige Abklärungen und Gespräche mit potenziellen Wohnungsverkäuferinnen und Verkäufer geführt und uns verschiedene Angebote unterbreitet. Es war ein Auf und Ab, ein Hin und Her. Wir haben nicht aufgegeben und Yulia, immer erreichbar, hat sich weiter um unsere Interessen bemüht.

3 Monate später hat sich unser Traum erfüllt. Am 15. Dezember 2020 war der Termin beim Notar. Wir sind happy.

Wir haben uns kurz vor den Coronavirus-Lockdowns entschieden, ein Reihenhaus auf Teneriffa zu erwerben. Während dieser schwierigen Zeit, haben uns Artem, Yulia und Anastasia tatkräftig unterstützt. Sie haben uns auch geholfen, die Hypothek bei der Bank zu organisieren, da es dort wegen der Krise grosse Verzögerungen gab. Im Kaufvertrag hatten wir mit den Besitzern ausgehandelt, 20% im voraus, und den Rest innerhalb von 3 Monaten zu bezahlen. Aufgrund der Lockdowns wäre der Vertrag ausgelaufen, bevor wir den Kauf abschliessen hätten können. In diesem Fall hätten wir unsere Anzahlung verloren. Artem hat jedoch frühzeitig mit den Besitzern Kontakt aufgenommen und eine Verlängerung ausgehandelt. Die zusätzliche Zeit reichte dann aus, um den Kauf erfolgreich abzuschliessen. Meine Frau und ich sind überglücklich darüber, dass wir hier auf Teneriffa Fuss fassen konnten. Ich möchte bei dieser Gelegenheit meinen grossen Dank an Artem, Yulia und Anastasia aussprechen, die, trotz der schwierigen Lage, jederzeit einen kühlen Kopf bewahrten und uns erfolgreich durch diese intensive Zeit manövrierten. April 2019 we decided that after 15 years of house ownership in Tenerife that it was time to change our status and sell our townhouse in Callao Salvaje, complex ¨Atlantic Palace¨.
We thought at the time it would take around 6 to 9 months maybe even longer that was the forecast we got from local Real Estate companies.
It was no surprise then when in October the house hadn’t sold and very little prospect of it happening within the 2019 Calendar.

Then in November while there we had a knock on the door, it was a young lady by the name of Lucinda from the real estate company Inmobiliaria Asten Tenerife. She offered to help us in progressing with the sale. We agreed and she began to work towards us finding a buyer for our place.
Amazing!! Within the space of two weeks we had a buyer, Lucinda´s enthusiasm and dedication had “Brought a good offer very quickly”.
This offer was received and accepted!!

Asten moved very quickly to secure the deal and also to take all the responsibility for all aspects of the sale .
Her work companion Anastasia , didn’t take long in assisting us and had organised everything we required to do to make the sale easy and smooth for us.
The signing date was organised and the sale was made as comfortable as it could be .
The sale of the house was completed within a month of having Asten take over the sale.
We would like to thank Lucinda and Anastasia and Asten for making the whole process smooth and on our part without stress, and I’m sure for the buyer a success also .They also helped us by giving us the name of a currency transfer company “ Key Currency “ that made the cheque transfer smooth and helpful with a good exchange rate, thanks Tom Lobb!

Desde que conocimos a Lucinda y entramos en la casa, nos dimos cuenta que era exactamente lo que estábamos buscando. La atención recibida por ella fue impecable y muy cálida, confiando en todo momento en sus indicaciones y recomendaciones. Su buena gestión, junto con las características del inmueble, ayudaron a tomar la decisión de realizar la compra.

A partir de aquí, todo fueron facilidades y nos ayudaron en todo momento con las dudas que tuvimos, incluso con las que no tenía que ver directamente con sus competencias. Хочу поделиться опытом продажи квартиры в Пуэрто Сантьяго.
Агентств недвижимости на острове много, но наш выбор был сделан в пользу Астен Реалти после изучения сайта, и, главное, знакомства с командой агентства.
С Анной Севериновой мы познакомились заочно, также на сайте. Решили обратиться к ней, и сразу поняли, что не ошиблись.
Анна оказалась очень внимательным и знающим свое дело человеком.
Дело в том, что изначально наша сделка предполагала не просто продажу квартиры, но и одновременное решение нескольких задач по поиску встречного объекта и строительной фирмы. Для согласованной работы все это нужно было сделать под профессиональным контролем одного человека. И вот с этой непростой задачей мы и обратились к Анне.
За шесть месяцев работы Анна показала себя как человек, умеющий работать в команде и одновременно берущей на себя ответственность, умеющей оперативно решать возникающие задачи и быть дипломатом на деловых встречах, которые не всегда были простыми.
Были ситуации когда нужно было дистанционно (находясь в другой стране) быстро решать очень важные вопросы. При этом никогда не было проблем со своевременной обратной связью  или оперативностью в решении возникающих проблем. Это было особенно важно на некоторых этапах работы.
На острове до этого мы уже работали с двумя агентствами и всегда после сделок оставались нерешённые вопросы, которые нам, к сожалению, приходилось решать самим.
В случае с Астен Реалти работа агентства организована так, что все этапы после сделки также обеспечиваются самим агентством, что даёт комфортное ощущение послепродажного обслуживания клиентов и личной ответственности нашего агента Анны.

Hace algo más de dos meses, a través de un amigo me pongo en contacto con Javier, el cuál inmediatamente me da una cita y vemos mi vivienda para ponerla a la venta. El trato fue inmejorable, resolvió todas mis dudas y me dio consejos para vender de una forma rápida mi vivienda. We got to know the agency asten realty by chance, walking down the golden mile.
There we met the agent Daniel, he is what people would call a hard worker, he was very patient with us, giving us the best support, professional and human in order to find the property that would meet our needs and expectations at the best. Просмотрев доступную информацию по фирмам оказывающим услуги по работе с недвижимостью на о.Тенерифе, мы остановились на Asten Realty, для нас, достаточно пожилых людей, не знающих языка и законодательства, нормативной базы страны (Испании) в сфере недвижимости, важным было получить услуги от надёжной и компетентной организации. Вначале было страшно, мы всего опасались, и постоянно ожидали подвоха. Сейчас, спустя четыре года, мы счастливы, что в самом начале нашего сотрудничества сделали правильный выбор. Молодые и компетентные сотрудники фирмы, под руководством Антона Сорокко, обаятельного и в совершенстве знающего процессы организации и реализации проектов, очень внимательно ознакомились с нашими требованиями и возможностями. Нам был назначен персональный менеджер компании, Анна Северинова, и с ней мы работали по всем вопросам: выбор и просмотр из предложенных нескольких вариантов недвижимости, открытие счёта и работа с банком, организационные вопросы по постановке на учёт (получение ИНН), реализация основного проекта, и заключение Договоров на коммунальные услуги. В процессе реализации проекта, сотрудничество с Анной, незаметно перешло в дружественные и доверительные отношения. Даже после реализации Договора, мы продолжаем обращаться за консультацией и по многим другим вопросам, и всегда получаем очень хорошие советы и рекомендации, что позволяет нам не нарушать законодательство и нормативные Акты проживания в Испании.

Vraiment heureux de notre achat

Nous sommes un couple résidant en Suisse et s’approchant de la retraite gentiment. Tenerife et son magnifique climat, ou on y passent pratiquement tout nos hivers, on connais depuis des années. C’est pour cela, qu’on a décidé d’entamer nos recherches ce printemps pour l’achat d’un appartement et se concentrer sur plus tot la Playa de las Americas. Choix qui s’est avéré très difficile, surtout n’habitant pas sur place. J’ai commencé mes recherches bien sûr sur internet, contacter divers agences, personnes en privé……et je peux admettre que j’en étais trop déçue, car les sites sont là pour vous attirer, aucun appartement était valable, rien de sérieux.
Finalement, et bien heureusement, j’ai pu avoir un contact avec l’agence Asten, dont l’agent immobilier M. Montero, et qui, très important, parlait notre langue, le Français, a pu nous aider dans toutes nos recherches. M. Montero est une personne qualifié, à l’écoute, sérieux, qui respecte les rendez vous et qui nous a expliqué pas par pas et accompagné depuis la trouvaille de notre appartement, l’acquisition d’un numéro d’identité espagnol, l’ouverture d’un compte…toutes les formalités, jusqu’à l’achat. On tient vraiment à le remercier pour tout ces efforts et aide, ainsi qu’au professionnalisme de l’enseigne Asten et son directeur M. Sorokko. Notre bonne expérience bien vécue avec eux, on ne peux que les recommander vivement aux personnes recherchant une acquisition à Tenerife. On est vraiment heureux de notre achat. Знакомые посоветовали обратиться в компанию “Aстен” с целью продажи апартаментов. Я остался благодарен им за этот совет и возможность познакомиться и поработать с командой профессионалов. На первую встречу приехала представитель компании Румия с которой обсудили все условия продажи и подписали договор. На следующий день приехал фотограф и сделал отличные фотографии апартаментов. В дальнейшем находясь уже в России получал от Румии регулярные отчеты о просмотрах и о том как обстоят дела с продажей. В конечном итоге компанией был найден покупатель, обговорена цена и дата продажи. За несколько дней до сделки я прилетел на остров, встретился с директором Антоном Сорокко, мы уточнили некоторые вопросы касаемые сделки, я получил подробную консультацию по налогам и ответы на вопросы которые меня смущали и настораживали. Сделка прошла ровно, как и должно быть когда все подготовлено и предусмотрено. Я думаю все остались довольны взаимовыгодным сотрудничеством. Les rêves deviennent réalité!

Lors de l’achat de notre appartement à Los Christianos, Monsieur Marco Volpini de Century21 Asten a pris les choses en main pour nous permettre de visiter divers biens en un temps record car notre temps sur place était compté .
Après avoir trouvé l’appartement, il nous a bien guidé quant aux démarches à suivre afin d’éviter tout problème par la suite.
C’est très important d’avoir quelqu’un comme lui sur place parlant français car il est impossible de faire affaire si on ne maitrise pas l’espagnol.
